Prospect Qualifications

  1. Background Check Passing Requirements
    1. Household
      1. Each adult over 18 must provide separate application.
      2. Each person must provide a $50 cashiers check/money order to be applied towards deposit if approved. Preapproval given on application before automated check performed. If application completed fully and honestly applicant should pass.
      3. Identification verification for each applicant
        1. Provide photo ID
        2. Provide SS card or comparable
    2. Residency
      1. Applicants together must provide a minimum of 2 years residency information.
      2. At least 1 year should be a verifiable lease with good reference and clear account.
      3. If applicant is unable to provide 2 years of residency information further consideration will be given by providing co-signor, prepaid rent, or additional deposit amount. This is considered on a case by case basis.
      4. All prior addresses will be returned on automated background check. Gaps in residency should be explained up front.
    3. Employment
      1. Applicants together must provide a minimum of 2 years steady work history with verifiable income (pay check stubs, W2, tax returns). Changing jobs is ok but explain any gaps of employment.
      2. If applicant is unable to provide 2 years of employment information further consideration will be given by providing co-signor, prepaid rent, or additional deposit amount. This is considered on a case by case basis.
    4. Rent To Income

Total monthly income of household should be 3 times the monthly rent amount to be considered. The following incomes are considered if verifiable: W2, 1099, SSI, housing assistance, and food stamps. Non-garnishable income forms may be subject to additional deposit requirements to qualify. 

  1. Credit
    1. Credit Bureau Score

Gossett Investments does not currently go by credit score when evaluating a prospective tenant but we base are decision on detail information provided in the background report.

  1. Outstanding Debt

Outstanding debt is only looked upon if the debt has not been kept current and is significantly delinquent.

  1. Legal Items

Court ordered evictions are an immediate reason for denial. It is one of our standing principles that no individual shall hold another individuals property without payment. It is our principle that if you can't pay that you vacate without court order so that the property may be re-rented. For debts owed to prior landlords see Collection Accounts.

  1. Bankruptcies

A bankruptcy is permitted however an addendum is added to the lease agreement outlining understanding that the applicant cannot include the lease agreement with Gossett Investments in any bankruptcy. This goes back to our principle that if you can't pay you move out so that we can obtain a paying tenant.

  1. Foreclosures

Foreclosures are permitted with explanation.

  1. Collection Accounts
    1. Utility Collections

Utility collections, if local, will be required to be paid in full before lease signing. Keep in mind the utility companies may require additional deposits for utility service due to other utility collections.

  1. Landlord Collections

It is one of our standing principles that all prior landlord collections be paid or a current payment plan in place. While we understand everyone at one time or another goes through struggles we also believe in responsibility. If a landlord collection has been paid in full verification will be required. If a payment plan is in place this will be inserted as an addendum to your lease agreement with us. Insuring bill payment responsibility insures these losses are not passed to all tenants in the form of rent increases.

  1. Misc Collections

Handled on a case by case basis. Please insure to disclose on the application for prior approval.

  1. Criminal

While we understand that everyone makes mistakes and many learn from them, due to being responsible property owners to our prospects, current lease holders, and property neighbors the following guidelines have been set in regards to criminal activity. All criminal issues are considered on a case by case basis with the following guidelines.

  1. Misdemeanors
    1. Violent & Firearm Related

Minimum 5 years since conviction, time served and probation completed.

  1. Non-violent

Accepted on condition that it is not a multiple occurred offense.

  1. Felonies

Usually a minimum 7 years since conviction, time served, and probation completed.

  1. Drugs

Meth manufacturing, possession, use, or trafficking is an automatic denial. Any type of drug trafficking or manufacturing is an automatic denial.

If you feel that your case warrants an exception please fill out a rental application and provide as much information as needed for consideration.

  1. Pets

We attempt to accommodate all prospective tenants and their needs. Due to this we have apartments that accommodate pets as well as apartments that are pet free for those who may be allergic to pets. Pets must be no larger than 25lbs at maturity and no aggressive breeds per insurance regulations. Assistance animals accommodated.

  1. Lease

Gossett Investments, Inc. requires a minimum one year lease on all properties unless otherwise stated. We do offer multiple year leasing periods to allow tenants to lock rates.

  1. Fair Housing

We do business in accordance with the Fair Housing Act (The Fair Housing Amendments Act of 1988). It is illegal to discriminate against any person because of race, color, religion, sex, handicap, familial status, or national origin.
